Why a school zone, not a zip code

Cherry Creek High School sits on an 80-acre campus on East Union Avenue in Greenwood Village and is one of the largest high schools in the Denver metro. Its attendance area does not follow city or postal lines. It takes in most of Greenwood Village, a wedge of Centennial east of I-25, the Englewood-addressed 80111 neighborhoods such as Cherry Creek Vista, and a portion of southeast Denver. Two neighboring homes can carry the same zip code and feed different high schools.

That is why searching by zip code so often produces the wrong list. Varvara built and maintains a Compass collection filtered to the actual boundary so that every home in it is, as of that week, inside the zone.

How the feeder pattern works

Cherry Creek High School is fed by two middle schools, Campus Middle School and West Middle School, each of which draws from a set of elementary schools. West’s elementary feeders currently include Cherry Hills Village, Greenwood, Heritage and Homestead elementaries, along with portions of Dry Creek, Holly Hills, Walnut Hills and Willow Creek. If a home feeds one of those elementaries, it is a strong sign it is inside the zone, but the district’s address locator is the only definitive source.

Boundaries change. The Cherry Creek School District periodically adjusts attendance areas as enrollment shifts and new schools open, and homes under construction may be assigned differently from the resales next door. Varvara verifies the current assignment for any home before writing an offer.

The communities inside the boundary

  • Greenwood Village, including the estate neighborhoods along the High Line Canal and the condominiums near the Tech Center.
  • Englewood 80111, chiefly Cherry Creek Vista and adjoining subdivisions east of I-25, covered on the Greenwood Village page.
  • East Centennial: Willow Creek, Homestead in the Willows, Heritage Greens, Walnut Hills and nearby neighborhoods.
  • Parts of southeast Denver near the city’s southern edge.

What the housing looks like

Because the zone was largely built out between the late 1950s and the 1980s, most inventory is single-family: ranches, two-stories and split-levels on lots from roughly 8,000 square feet to more than an acre. Newer construction is concentrated in the Belleview Station and Tech Center condominium and townhome projects. Price ranges are wide, from attached homes in the mid-hundreds of thousands to estates well into eight figures, which is another reason a zone-based search beats a price-based one.
