Greenwood Village is a small city with a big daytime population: about 15,700 residents, and several times that many commuters into the Denver Tech Center along I-25. Away from the office towers, it is deliberately low-density. Larger parcels, deep setbacks, and zoning that protects the look of established neighborhoods.

Three kinds of housing

Greenwood Village housing falls into three distinct tiers. Custom estates on half-acre to acre-plus lots in sections like The Preserve, Greenwood Acres and Green Oaks, many of them backing to the High Line Canal. Established mid-century and 1970s subdivisions of ranch and two-story homes, which is where most of the resale volume happens. And attached condominiums and townhomes clustered near the Tech Center for buyers who want the address without the acreage.

Lot size, more than square footage, drives price here. Two homes of similar size can be a million dollars apart depending on whether they sit on a quarter acre or a full one.

The High Line Canal and the outdoors

The High Line Canal Trail is the spine of the area. Seventy-one miles long end to end, it passes through Greenwood Village as a soft-surface path under mature cottonwoods, with Front Range views opening up between the trees. Marjorie Park and the Curtis Center for the Arts, in a restored 1914 schoolhouse, sit near Fiddler’s Green Amphitheatre, and Cherry Creek State Park is a short drive east.

Cherry Creek Vista and 80111

Postal addresses can mislead here. Cherry Creek Vista and several neighboring subdivisions carry Englewood addresses and an 80111 zip code, but they sit east of I-25 between Greenwood Village and Centennial, in the Cherry Creek School District. The homes are mostly 1970s ranches and two-stories on 10,000-plus square-foot lots, with a community pool and tennis courts, and Sunset Park within walking distance.
