Denver is a city of 78 statistical neighborhoods, and each one trades differently. Varvara has closed transactions from Westwood on the southwest side to Copperstone in the southeast and the northern suburbs along I-25, and she works regularly in the central neighborhoods between her Cherry Creek office and downtown.
What ties the city together is geography. The South Platte and Cherry Creek run through it, the High Line Canal loops around it, and the Front Range sits at the end of every east-west street.
- Housing
- Victorian and Denver Square homes in the core; 1950s–70s ranches in the southeast and southwest; new townhomes and condos along transit corridors
- Parks
- Washington Park, City Park, Cheesman Park, Sloan’s Lake, Cherry Creek State Park (adjacent)
- Transit
- RTD light rail and commuter rail; Union Station hub
- Southeast Denver
- Hampden South, Southmoor Park, Kennedy, Hutchinson Hills, Virginia Village
The central neighborhoods
Washington Park, Congress Park, Platt Park and the Highlands share a housing vocabulary: brick bungalows, Denver Squares and Victorians on narrow lots, many of them expanded or rebuilt over the last twenty years, with pockets of new duplexes and rowhomes on the busier streets. Washington Park itself, with its two lakes and 2.6-mile loop, is one of the most used parks in the city.

Southeast Denver
Hampden South, Southmoor Park and the neighborhoods along the High Line Canal were built mostly in the 1960s and 70s on some of the larger lots inside the city limits, up to a third of an acre, with brick ranches and two-story homes beneath mature trees. Cherry Creek State Park borders the area to the east, and the Southmoor and Yale light-rail stations serve the I-25 corridor. The Copperstone condominiums near Florida Avenue, where Varvara closed a two-bedroom unit, sit at the eastern edge of this part of the city.
West and southwest Denver
Westwood, Mar Lee, Athmar Park and Barnum are among the city’s most established and most affordable neighborhoods, with small 1940s and 50s homes on surprisingly generous lots. Varvara represented the buyers of a two-bedroom home on West Kentucky Avenue in Westwood. Further north, the West Colfax, Villa Park and Sloan’s Lake neighborhoods have seen significant new construction around the lake and the W Line.

A note from Varvara
I treat Denver neighborhood by neighborhood. Before we look at a single house I want to know how you move through the city: where you work, where you want to be on a Saturday, and whether you need the light rail. That narrows 78 neighborhoods to four or five fast.
