About

Communication is the whole job.

Varvara Lytkina is a broker associate with Compass in Cherry Creek, a former professional interpreter, and a Coloradan since 2009.

From the interpreter’s chair

For years, Varvara’s work was to sit between two parties who needed each other and did not share a language. Business negotiations, financial meetings, medical appointments. The job was to carry meaning faithfully in both directions, stay calm when the room was not, and make sure nobody left having misunderstood something important.

Real estate turned out to be the same job with a different vocabulary. A purchase contract, an inspection report and a lender’s closing disclosure are each written in a dialect most people encounter a handful of times in their lives. Varvara’s habit is to translate as she goes, so that when a decision has to be made, her clients are deciding with full information rather than on faith.

Colorado, twice

Varvara first moved to Colorado in 2009. A brief chapter took her family away in 2021, and in 2024 they came back on purpose, settling in the south metro where her daughters attend school in the Cherry Creek district. Leaving and returning gave her a buyer’s-eye view of the place she had taken for granted: the trail access, the light, the way the mountains organize every drive west.

Her business follows her life. Most of her transactions are in Greenwood Village, Centennial, the Englewood 80111 neighborhoods and Littleton, with regular work across Denver proper. Her Compass office is in Cherry Creek, which is where most first conversations happen.

How she works

Varvara represents buyers and sellers, and has a particular affinity for first-time buyers, relocating households and investors who want the numbers checked twice. She is known among clients for responsiveness, for explaining the contract rather than summarizing it, and for negotiating repairs and terms rather than treating price as the only variable.

She maintains a public, weekly-updated collection of homes zoned for Cherry Creek High School, a resource she started because she kept answering the same question for friends and neighbors.

Off the clock

Varvara teaches Somatic Yin Yoga and spends as much time outdoors as the calendar allows: hiking, biking and long walks with the family dog, Waffle. She shares life with her husband Oleg and their two daughters. She supports the Diamond Way Buddhist Center in Denver.
